Long Island City

Located in Queens, this new 14 story, mixed-use building features five floors of parking, three floors of warehouse space, three floors for a Community Center, two floors for Office space, and a restaurant with an open-air terrace. 

The Node AEC team provided complete design services including architecture, structural, civil, and mechanical/electrical and plumbing engineering design.  Our structural designers achieved clean floor plans and larger layouts thanks to situating the steel beams (atop steel columns) with concrete core walls in the middle of the building where the elevators and stairwells are located.

Passive House principles are always considered with every Node AEC design, and this project is no exception.  We placed solar panels facing to the east, south, and west on the rooftop and used partially-fixed, triple glazed aluminum windows with cavity gas and ward edge spacers.  We surpassed New York State's Envelope Compliance Guide Requirements for the building envelope by 41% by eliminating air leakage, increasing insulation, and selecting energy efficient materials.

To further maximize square footage, we added a sub cellar level and used green zoning square footage deductions to the maximum.  Our creative design resulted in increased parking from three floors to five, an important achievement in a bustling borough.  Design has been approved and we expect to start construction soon.
