Upper East Side

The Upper East Side is one of the most exclusive neighborhoods in New York City, known for its affluent residents, upscale boutiques and designer shops along Madison Avenue. Where some of the city's best restaurants are intertwined with historic brownstones and upscale high-rises, this multi-residence is steps to Central Park to the West and Carl Schurz Park to the East. Museum Mile, a stretch of 5th Avenue, is also only blocks from the luxurious building including the Metropolitan Museum of Art, the Solomon R. Guggenheim Museum and El Museo del Barrio.

The original structure consisted of a three story garage.  Our client's plan was to vertically enlarge the existing structure with three new stories and rooftop terrace to create a luxurious residential experience. Our zoning analysis determined the maximum height, lot coverage and building size options to ultimately use as much space as possible on the 4,000 square foot lot.  Even with the added building space, the building is part of the Quality Housing Program, a set of zoning regulations that intend to maintain the existing character of the neighborhood. The exterior of the building consists of high end triple glazed windows and doors providing air tight conditions for the interior of each residential unit.  Those windows and doors have access to three separate outdoor areas that total roughly 1,100 square feet.  The ground floor duplex has access to it's private outdoor back yard with built in bar-b-que, while the 6th floor penthouse can enjoy a private walk out patio with built in bar-b-que and rooftop terrace.  The rooftop terrace is divided into two.  The front half is for private access by the penthouse, while the back half is to be enjoyed by other residents as a communal recreational area. 

Consisting of five luxurious residential units, the first floor duplex unit is the largest with a private parking space, living and dining room, and kitchen.  The unit expands to the second floor with a master bedroom and bathroom with walk in closet, and an additional four bedrooms and three more bathrooms.  In unit laundry is also located on this floor.  The following floors, 3rd, 4th, 5th are all similar units, while the 6th floor is our penthouse suite.  Each one of the units consist of a kitchen, living room, dining room, master bedroom and bathroom, and two additional bedrooms with two bathrooms.  There are two walk in closets for ample storage space and a powder room.  Finally, the cellar below consists of service rooms and five parking spaces with car elevator.  Another private elevator takes each resident to their individual unit with special entrance keys allowing for safety and added luxury.
